The design of Männiku 104A is functional and energy-efficient. Innovative solutions of construction technology enable the establishment of more and more efficient technical systems for buildings, in order to reduce the energy spent on their heating and cooling. All office and storage premises are separately heated and separately ventilated. The tenant of every rental premise can choose their own indoor temperature and air exchange volume. The solution offered by us ensures that every user pays only for the energy consumed by their own company. The building’s construction uses more efficient thermal insulation materials than those stated in minimum requirements. The building’s energy efficiency is supported by mechanical ventilation systems with heat recovery, efficient air heat pumps, windows with U-value 1.1 kWh/(m2a). Solar panels to be installed to the roof will enable to use the resulting energy for the building’s everyday functioning and help save the electricity costs and reduce the building’s ecological footprint.
The energy cost of operating the building is markedly lower than the average. The auxiliary costs added to the rent in this building are significantly lower than those in equivalent older buildings, remaining approximately 1.5 euros per square metre of usable floor per year. Of that, the building’s energy consumption (heating, hot water, electricity, cooling, lighting) is ca. 0.6 euros per square metre per year. The aforementioned energy cost is ensured at the temperatures of 16-18°C in storage rooms and 19-21°C in offices as the annual average.
